Let & Managed - 9.5%

With our fully managed service, you can rest assured that everything to do with the letting of your property is taken care of.

We will do everything needed so that you can enjoy a successful and profitable rental asset.

Along with finding you the right tenants and performing all of the general letting services, we will make sure that your property is properly looked after, managing the day to day maintenance, conducting regular inspections and dealing with any issues that may arise on your behalf.

You will get all the benefits of renting out a property, but save yourself time and hassle by letting us manage it for you.

The services we provide for Let & Managed includes:

• Advertising and marketing of property on portals and our website.
• Accompanied viewings of property.
• Comprehensive referencing, credit and right to rent checks of tenants.
• Deposit scheme registration.
• Tenancy agreement preparation.
• The collection and remit of monthly rent and provision of monthly statements.
• Managing late rental payments and providing you with regular updates.
• Inventories prepared independently for maximum protection of your asset.
• Accompanied move-in to the property, utility changeovers & handover of keys.
• Day-to-day maintenance issues dealt with by trusted tradesmen, unless you have alternate measures in place. Quotes can be obtained if and when required.
• Property management inspections conducted upon your request with a maximum of four per year. The first inspection for new tenants will be within the initial 3 months of the tenancy.
• Client money protection provided CMP (Client Money Protection).
• Complete return handover of the property from your tenants, including dealing with any disputes for dilapidations.

Fees Explained:

Securing the Deposit - Register landlord and tenant details and protect the security deposit with a Government authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.

Inventory - Upon your request, we will arrange for an independent inventory clerk to prepare an inventory for the Property. The costs for an inventory will vary depending on the size of the property and its level of furnishing, ranging from £80 to £180. It is highly advisable to have one in place before the start of the tenancy to protect you from financial loss against damages.  

Gas Safety Certificate - On your instruction, we will contact a registered engineer, arrange their visit to your property, and ensure delivery of the certificate. If one will be provided, this must be before the start of the tenancy as it is a legal requirement. 

Portable Appliance Test - On your instruction, we will arrange for a qualified engineer to carry out a Portable Appliance Test at your property. Managed Properties £72 / Non-Managed Properties £120.

Energy Performance Certificate - On your instruction, Property Station will arrange for an EPC on the landlord’s behalf.

Court Attendance - We are able to appear before any Court or Tribunal; however this will be by special arrangement and subject to a fee for any such attendance.
